The latest Orange County Housing Report, dated September 14, 2026, offers a useful snapshot of where the market stands right now. The report shows that active inventory has decreased slightly, buyer demand has also softened, and homes are taking a little longer to sell. At the same time, Orange County continues to see substantial activity, including a strong luxury market and a high percentage of sales involving sellers with equity.

The report’s housing summary states that there are 4,982 active listings, compared with 4,869 at the same time last year and a three-year pre-COVID average of 5,659.

For buyers, this means there are still thousands of opportunities across Orange County, but inventory is not unlimited.

This creates an important distinction for today’s market: inventory is declining slightly, but demand is declining faster.

For buyers, that can create opportunities to take a more thoughtful approach. Rather than assuming every property will receive overwhelming competition, buyers can evaluate pricing, condition, location, and terms before deciding how to structure an offer.

For sellers, the takeaway is equally important. A property needs to be positioned correctly from the beginning because today’s buyers have choices and are paying attention to value.

The September 14 report shows that expected market time varies significantly depending on price. Homes priced between $2.5 million and $4 million increased from 95 to 106 days. Properties priced between $4 million and $6 million increased from 185 to 195 days. For homes priced above $6 million, expected market time decreased from 352 to 345 days.

For luxury buyers, this highlights why purchasing a high-end property requires more than simply searching for the most expensive home that fits a budget.

Location, architecture, views, lot size, privacy, amenities, condition, and long-term lifestyle value can all influence how a luxury property compares with other options.

The report states that Orange County recorded 1,755 closed residential resales in August 2026, down 6% from August 2025’s 1,875 sales and down 9% from July 2026.

The report also shows that Orange County’s sale-to-list price ratio was 99.5%. Foreclosures accounted for 0.17% of closed sales and short sales accounted for 0.11%, meaning 99.72% of closed sales involved sellers with equity.
